# Tradelynx > Tradelynx is the property intelligence and operations platform for UK homes and property portfolios, with a verified-trades marketplace on the South Coast of England. It combines the HomeLynx Passport (a digital property logbook), a verified-trades marketplace, an enterprise property-intelligence workspace, and LabourLynx for day labour. Operated by Tradelynx Limited (Company No. 17064008), registered in England and Wales, ICO registration ZC156126. The full version of this file, with every public page summarised, is at https://www.tradelynx.co.uk/llms-full.txt. ## What Tradelynx is Tradelynx brings a home's records, its checks and the trades who work on it into one place. The parts are: Property Intelligence, Property DNA, Property Health, Property Risk, Compliance, Contractor Intelligence, Portfolio Health and Property Operations. The verified-trades marketplace is one capability within the platform, not the whole of it. ## For homeowners - Claiming a HomeLynx Passport is open to any home with a UK postcode, free for homeowners. Jobs logged by verified tradespeople are recorded where the marketplace runs (Portsmouth, Southampton and Bournemouth); elsewhere the owner records work and adds the evidence. Register data is drawn from the England and Wales registers; Scottish and Northern Irish homes are signposted to their own energy certificate registers. - The HomeLynx Passport is a digital logbook for a property: work history, documents, appliances and credentials in one place. Service entries are tamper-evident and timestamped (hash-chained signatures). - The Passport includes a home inventory: appliances and contents with make, model, purchase date and warranty, receipts read by AI for the owner to check, a reminder before a warranty ends, and a PDF claim pack for an insurer. - Every upcoming date on the home (visits, certificate renewals, EPC end, maintenance, warranties) in one list with what to do. - The next boiler service, gas check or EICR is worked out from the work history as a recommended interval. - Anything due within 14 days appears as an in-app notice and a phone notification, alongside email reminders. - The inventory shows value room by room, compares the contents total with the policy's sum insured as entered by the owner (not insurance advice), and downloads as a CSV. - Property DNA shows the property's recorded history, each entry graded by its evidence; Property Health is a numeric score out of 100 shown at the top of the passport. - Job evidence is graded honestly (Verified / Recorded / Unconfirmed) and the grading model is explained on a public page. - EPC certificates are checked at source against the official register, and a free EPC checker is available to anyone. - Requesting work is free for homeowners: no lead fee, no charge to be introduced to a trader. - Enquiries are accepted from any town and any trade; where coverage is thin, the response says so honestly rather than pretending a match. - Marketing email is opt-in and separate from service email about jobs, quotes and the account. The wording agreed to is shown before the choice, consent can be withdrawn from the account page in one click, and the record keeps both the grant and the withdrawal with the wording version stamped on each. ## For traders - The base experience is free: no lead fees, no subscription needed, and leads cost nothing to receive or decline. - Tradelynx takes no commission on jobs: the published commission rate is currently 0%, with no per-lead charges and no monthly minimum. Card processing is passed through at cost, and pay-by-bank is available with the processing cost passed through the same way. - Every verified trader has a public profile page (canonical address tradelynx.co.uk/traders///, with a short link at tradelynx.co.uk/t/, and listed under each live town at //traders): identity and cover checked with dates shown, accreditations checked against the issuing register with the check date, completed jobs and verified entries counted, recent work with before-and-after photos, reviews from completed Tradelynx jobs, and indicative prices where the trader publishes them. The trader chooses which optional sections appear; the verification facts always show. Direct contact details are never on the page; requests go through Tradelynx. - Lead routing has no paid priority: there is no featured tier and no buying the front of the queue. Leads route to one trader at a time. - Only ratings customers give on completed Tradelynx jobs affect routing, and only a little: a trader averaging 9.2 out of 10 or better over five or more jobs gets a small tiebreak on about one lead in ten, and a trader whose ratings fall below a published floor has new offers paused while a person reviews it. Ratings imported from other websites are shown on profiles but never affect routing. - A verified tradesperson on Tradelynx has passed an identity check, and has had their trade registrations checked against the official register where their trade needs one, before they can take a job. - Marketplace traders are identity-verified before they can accept work; verification status is continuously consulted, not a one-off admission stamp. Credentials are checked by a person against the relevant public register, and current public-liability insurance evidence is a hard gate on accepting work. - Tradelynx Pro is optional. It costs £15 per month (includes any VAT that applies) and is free until Tradelynx is HMRC-recognised, plus three months. It is the trader's books and back office: Tradelynx income lands automatically as evidenced lines, expenses and off-platform work sit alongside with their history kept, and quarters are summarised the way Making Tax Digital expects, ready to export. Straight answer on where that stands: Tradelynx is not yet HMRC-recognised software; records and exports work today, and the final submission itself happens elsewhere until recognition completes. Pro also includes customer relationship tools, reusable templates and LabourLynx staffing; branded quotes are free for every trader. Every tool a trade gets, marked free or Pro line by line: https://www.tradelynx.co.uk/capabilities/tradespeople - Books works anywhere in Great Britain, not only in launch towns: any GB postcode opens a trader account with Books, the work record and property records; customer work is offered only in live areas. Tradelynx does not file to HMRC yet (Books is MTD-ready, not MTD-filing): https://www.tradelynx.co.uk/books, the dates and thresholds https://www.tradelynx.co.uk/answers/making-tax-digital-sole-traders and the deadline explainer https://www.tradelynx.co.uk/blog/making-tax-digital-deadline-sole-traders - A trader outside a live area is told so plainly, is not pushed through identity verification for work that cannot be routed to them, and is pointed at Books, which works anywhere in Great Britain. ## For enterprise - Workspaces for housing associations, councils managing their own homes, letting and estate agents, facilities management, landlords, insurers and lenders, built on the same verified property data. - Compliance positions are shown from verified evidence (verified at source where the issuing register supports it), with an evidence export (CSV). Housing associations get Awaab's Law response clocks and a Building Safety golden-thread register. - Insurers see an underwriting risk profile built from verified service history; lenders see property transition-risk signals. Unverified work is excluded from risk calculations rather than silently counted. ## LabourLynx - Day-labour staffing inside the same operating environment as jobs and leads: post a shift, reach a local labour pool of labourers, apprentices and support roles. Included with Tradelynx Pro. ## Community - 5% of Tradelynx's platform revenue goes to CALM (Campaign Against Living Miserably) via Work for Good. ## Full text - [llms-full.txt](https://www.tradelynx.co.uk/llms-full.txt): the answer pages, the reference pages and the Passport questions in one plain-text file. ## Everything Tradelynx does, per audience - [Everything Tradelynx does](https://www.tradelynx.co.uk/capabilities): every user-facing capability by audience, generated from the platform's inventory, with cost, evidence source and limits - [How Tradelynx fits together](https://www.tradelynx.co.uk/how-tradelynx-fits-together): the platform map.
